When I bought my first agency, I used a consultant. I couldn’t be happier with the edge it gave me in negotiations, contract review and revision, and adequately assessing each agency. Without it, I wouldn’t have known what to look for, or more importantly, what to avoid. For me, my transaction started out well, and then negotiations got difficult and it was just me vs an insider broker and the selling agent. The only thing I would have done differently is bringing a consultant in earlier.

What are the fees?
Fees are either $3,500 up front + 3% of total acquisition transaction value, or $15,000 up front flat fee. Both fees are non-refundable and are regardless of outcome.
If you are just curious and want to explore the agency arena with me, then it might make more sense to go with the less expensive cost up front, but it will likely be more costly in the long term if you purchase an agency.
If you are 100% sure that this is the next move for you, the second option might make more sense.
